Josh Tharp

Josh advises owners and investors on net-lease and commercial real estate at Tri-Oak Consulting Group, and he comes to it from the construction side of the table.

Before brokerage, he spent his career delivering multimillion-dollar commercial and industrial projects — feasibility and pre-construction, contracts and budgets, schedules, permitting oversight, technical review, and the daily work of keeping owners, design teams, vendors, and trade partners aligned. That work spans NASA's Marshall Space Flight Center, where he managed center-wide engineering projects; BLOX, where buildings are delivered through modular, factory-built manufacturing; and general contracting at Gray Inc. Different industries, one discipline — read the technical detail, price the risk honestly, and turn it into a decision an owner can act on.

Josh also serves as an engineer officer in the Army National Guard, and those habits carry into the work: plan the mission, brief it plainly, do what he said he would do. Clients get a broker who is straight about what a property is worth and what it will actually cost to own.
